Staged + Sold for Under $200

Picture worth a thousand words — or perhaps, thousands of dollars!

I was asked by a sweet friend to help give feedback as to why I thought their home wasn’t generating interest. It had been almost 6 months since they initially listed their home, and were puzzled that despite the fast-paced market, their home hadn’t sold. Their list price seemed comparable for their 4-bed, 2-bath, walkout-basement rambler in one of the best neighborhoods in town.

So why didn’t they have numerous showings? In my opinion, it was all about their listing’s photos. Their specs were fantastic, but the photos were far from it.

I owe a lot to my work experience in property management (and perhaps, too much HGTV 😉), knowing if we staged the important spaces even just a little bit, it could help generate interest. So I offered to help! It wouldn’t hurt to try, given they didn’t want to lower their list price again.

In addition to new photos & minimal staging, my friend painted a few more walls to match their neutral paint color, switched out the kitchen appliances to match (they borrowed a set from the basement kitchen).
